About SNN Sarjapur Road
This is the largest single site SNN Raj Corp has taken on: SNN Raj Etternia runs roughly 15 acres, SNN Raj Greenbay about 16. At 28 to 31 acres carrying 2,075 to 2,359 apartments, the format is a step up for the builder as much as the micro-market.
The land budget distinguishes it. Seven towers and an amenity block stand on 13.19% of the development area, and landscape and park together come to 62,005.16 sq m — 50.9% of the site, a ratio a 1.7-acre plot cannot reproduce. The revision moved the same way: FAR 3.998 and 18.86% coverage became FAR 3.26 and 13.19%, water demand 1,948 to 1,740 KLD, parking 5,218 to 4,900 bays.
Hosa Lake runs along the entire southern edge, roughly 0.15 km from the pin, and nothing can rise on that side to close the view.
Why SNN Raj Corp Sarjapur Road Is Worth a Serious Look
Location: two employment poles, three operational stations
The site sits between two employment poles: Electronic City 4.3–5.7 km straight-line south, the ORR belt at Bellandur 4.1–4.6 km north. Kudlu Gate is the nearest station by road at approximately 3.1 km; Hosa Road is 3.7–5.3 km and Singasandra 4.3–6.4 km, the farthest. The straight-line ranking reverses that order — Singasandra 2.32 km, Hosa Road 2.35 km, Kudlu Gate 2.79 km as the crow flies — because the Hosur Road elevated expressway forces a detour of roughly 2.1× to Singasandra.
No station is walkable — 3.1 km is about a 40-minute walk — but BMTC launched eight Yellow Line feeder routes in March 2026, two stopping at Haralur and Haralur Cross, on the project's own road.
Building specification: what 79.95 m and 13.19% actually buy
At FAR 3.26 the development area yields roughly 3,96,900 sq m of floor area; against the 16,056.44 sq m footprint that is about 24.7 — almost exactly the Ground + 24 upper floors designed. Across fifteen wings, 2,075 to 2,359 homes is about six per floor per wing: a slim tower, not a wide slab.
Infrastructure: the plant behind 2,000 homes
At 2,000-plus homes an underspecified STP means odour campus-wide, and an undersized generator stops lifts in seven towers at once.

The STP is split into three modules — 900 + 700 + 20 KLD — rather than one 1,620 KLD unit, because installed capacity sits only 3.4% above generation. And 4,900 bays is 2.08 to 2.36 per home, against the 1.2–1.5 typical of this vintage.
Sustainability: quantified, and therefore checkable
Against 1,566 KLD of wastewater the plant returns 1,488 KLD treated, holding the fresh BWSSB draw at 1,156 KLD rather than the whole 1,740. Planting is 2,300 trees across twelve named species, one per 22 sq m of landscape — though Bilvapatre is the Kannada name for Bael, so the schedule resolves to eleven distinct trees. Solar is marked proposed, not committed.
